South Whitehall commissioners have granted conditional use approval to the Black Creek Group of Rutherford, N.J., for three warehouses totaling 898,800 square feet along Crackersport and Eck roads.

The complex is situated on 90 acres all together

The applicant proposes consolidating eight lots and removing dwellings and other structures on a 56.7-acre section for the largest warehouse at 640,000 square feet.

There will be 343 parking spaces, 140 dock spaces, 48 oversized parking spaces, 160 trailer parking spaces and stormwater management facilities.

The second warehouse will be 134,800 square feet with 132 parking spaces, 36 dock spaces, 11 oversized parking spaces, 40 trailer spaces, and stormwater management facilities.

The third warehouse is proposed at 124,000 square feet with 112 parking spaces, 28 dock spaces, eight oversized spaces, 28 trailer parking spaces, and stormwater management facilities.

All three will be less than 50 feet high.

Land owners are Alex Tamerler, Partners Profit Group, Timothy and Carol Hoover, and Phillip and Dorothy Ebert.

The Norfolk Southern Railroad bisects the site. The largest warehouse will be located south of the railroad. The other two will be placed north of the tracks.

Commissioners took time out for an executive session during their May 16 meeting before returning at 10:08 p.m. with their roll call vote to approve the conditional use application.

A few provisions were given to the applicant.

Tractor trailers and other commercial vehicles will not be permitted to park, idle, or stack on any streets for any purpose at any time, including waiting to access the premises.

Hazardous materials may not be stored outdoors. If that becomes desired in the future, the applicant must submit written plans for public safety.

The timing of truck movements at the site need to be configured to minimize noise and light impacts on neighboring residences.
